Reverse mortgages have been around for nearly 20 years, but it wasn’t until the current financial crisis that they caught on. Seniors are turning to these loans to tap the equity in their homes and generate tax-free income to help them ride out hard times.

You can take it with you. A reverse mortgage can be a good option for people who want to relocate or move to a smaller home but don’t want to sink all of their cash into a new house or might not qualify for a traditional mortgage.

New rules that took effect in January allow seniors to use a reverse mortgage to buy a new home. Say you own a house in Massachusetts worth $500,000 and you want to buy a $400,000 house in Florida. If you were to sell your house and pay cash for your new home, you’d have just $100,000 left to add to your savings. But if you took a $100,000 reverse mortgage on the Florida house, you’d have twice the amount left — $200,000 — to add to your savings.

How it works. You must be at least age 62 to take out a reverse mortgage. Plus, your house (current or future) must be your primary residence, and your mortgage must be either paid off or have a small balance. Unlike a traditional loan, there are no income or credit-score requirements, and you may use the money as you wish. The older you are, the higher the appraised value of your home (up to the maximum federal loan limit) and the lower the interest rate, the more you can borrow.

As part of the economic-stimulus package, Congress raised the reverse-mortgage loan limit to $625,500 through the end of 2009. After that, the lending limit reverts to $417,000, unless Congress intervenes.

You can take your payment as a lump sum, a monthly cash payout, a line of credit held in reserve or a combination of all three. No repayment is due until the last homeowner moves out or dies, at which point the home can be sold to pay off the debt. The loan repayment can never exceed the home’s market value (even if it declines), absolving your heirs of any liability.

High fees. You’ll pay the usual closing costs, plus loan-servicing fees, an origination fee of up to $6,000 and interest over the life of the loan. Also, you’ll pay an initial insurance premium equal to 2 percent of the home’s value plus 0.5 percent per month of the mortgage balance.

December Market Update for Fairfax & Arlington counties, the cities of Alexandria, Fairfax & Falls Church

NVAR market statistics summary for Fairfax & Arlington counties, the cities of Alexandria, Fairfax & Falls Church: A total of 1,567 homes sold in November 2009, a 42.45% increase above November 2008 home sales of 1,100. Active Listings decreased by 27.51% from last year, w/ 6,067 active listings in November, compared w/ 8,369 homes available in November 2008. The average days on the market (DOM) for homes in November 2009 decreased by 45.05% to 50 days, compared w/ 91 days in November 2008. Sales prices rose slightly compared w/ those realized last year. The average sales price in November increased by about 1% from November 2008, to $ 428,581, compared w/ last November’s average of 4 423,088. The median price of homes sold in Northern Virginia rose in November to $ 374,000, which is an increase of 11.64% compared w/ November 2008′s median price of $ 335,000.

Crystal City Arlington VA

What does Crystal City have?

There is 10,573,794 sq ft of office gross area.

There is 881,060 sq ft of retail gross area.

There are 5,833 residential units.

There are 4,601 hotel rooms.

And there are 28,814 parking spaces.

The Crystal City Metro Station Area has about 390 acres of land. It is located below I-395 and above City of Alexandria. Before 1960s it was primarily used for industrial purposes.

It’s location is next to Washington, D.C. and Washington Reagan National Airport, which prompted it’s development as we see today. One of the biggest stimuli was the Metrorail blue line that opened in 1977. In 2000 the potential for Crystal City has changed one more time yet with the Potomac Yard Phased Development Site Plan (PDSP) accepted by the Arlington County Board because development capacity would be increased in the South Tract. This would result in 2.94 million square feet of office/commercial development, 1.0 million square feet of residential and 469,835 square feet of hotel uses. The plan is divided into 6 areas and developed in phases with full completion approximately 15-20 years.

There is a number of major employers: the Boeing Company, Lockheed Martin, US Airways, etc. Interestingly, half of all of the hotel rooms in the Arlington County are situated inside the Crystal City Metro Station Area. There is the Crystal Mall and many restaurants and shops. The future “One Potomac Yard” will add 165,000 sq ft of retail space in addition to 720,000 sq ft of office space. There is additionally The Camden Potomac Yard and The Eclipse on Central Park, which would bring an increase of 865 new residential units and more than 84,000 square feet of retail.

Northern Virginia Housing Market Statistics – Things that you don’t hear

Interesting Points:
1) The DC metro area has the lowest unemployment rate out of the fifteen largest metro areas and about two percentage points less than the national average.
2) According to a national survey conducted in 2004: the average renter’s net worth: $4,800. The average homeowner’s net worth: $171,000 
3) In a recent survey, 8 out of 10 economists stated they believed housing prices would be higher five years from now. 
4) An overwhelming majority of economists surveyed – by a better than 5-to-1 ratio – agreed with the statement, “A person can increase their long-term wealth by purchasing a house rather than renting.” 
5) Over the past 40 years, home values have risen more than 7 percent annually in NoVA. 
6) People who purchased homes six years ago have, on average, seen the value of their homes rise over 24 percent, despite recent price declines. 
7) Homeowners benefit from the power of leverage. At an annual appreciation rate of 5 percent, a 10 percent down payment on a home will return 94 percent after three years.  After five years, it increases to 225 percent. After ten, 623 percent.
8) The median selling price of a single family FSBO in Virginia was $249,500 compared with $313,400 for REALTOR assisted home sales. Is 26% more for a seller’s home worth paying a commission for? I’d like to think so. 
9) Virginia’s population is expected to grow by 500,000 by 2010. 
10) RE/MAX Associates averaged 39 percent more transactions than our nearest national competitor.
